Good afternoon. I responded to the HVCC survey this morning, and noticed that this item was not addressed on the survey. The real problem we are having with third party appraisal ordering is the knowledge and experience of the person placing the order. Lenders are hiring entry level people to do the appraisal ordering, and those people are between us (the experienced appraiser) and them (the experienced lender).
These inexperienced employees don't know what to order, and can't answer our questions. This has been a huge problem, as we aren't receiving the information we need in order to complete a comprehensive appraisal report. If the employee has to go back to the lender for the information, often it takes several days to obtain, which puts us behind schedule.
This problem is pervasive for both commercial and residential appraisal ordering. Every third party person ordering appraisals or reviewing appraisals should either be an appraiser, a realtor, or someone with experience in a mortgage or commercial lending environment.
